With no roof access points and windy fall conditions, the job pushed our team to adapt quickly, work safely, and deliver quality results under pressure.

Project Overview

This large-scale roof treatment project involved cleaning and treating approximately 1,000 square feet of asphalt and composite roofing material. The property—a seven-story hotel with no built-in roof access or fall arrest systems—required our crew to perform the entire project using an 85-foot boom lift.

Because the building had no safe walking surfaces on the roof, we treated it entirely from the lift—working section by section throughout the week to apply roof-safe solutions and flush out the gutters. Working in October presented an additional challenge, with seasonal winds affecting spray direction and reach. We had to reposition the lift on both sides of the building to properly coat the north and south slopes of the roof.

Challenges & Approach

This project came with several layers of complexity. First and foremost, the lack of roof access and absence of fall protection infrastructure meant that all roof and gutter work had to be completed from a lift. While working from the south side, strong winds disrupted our ability to reach the opposite slope. To overcome this, our crew maneuvered the boom lift around to the rear of the hotel to complete the spray treatment safely and thoroughly.

We also faced tight space limitations between the building and surrounding property lines. The lift had to be carefully navigated and stabilized without making contact with the hotel façade. In addition, the Staybridge Suites is a busy hotel in a high-traffic area, which meant parking lot closures and coordination with hotel management were required daily to protect guests and ensure safe work zones.

Because of the scale of the building and the deadline for completion, we deployed a three-person team to simultaneously manage treatment, gutter cleaning, safety monitoring, and traffic flow throughout the project.

The roof treatment delivered a dramatic improvement, although the full results took several weeks to become visible. Like many roof treatments, the organic growth did not fall away immediately. Instead, the applied solution began killing moss and algae over time, eventually causing all growth to dry out and slough off naturally, revealing a clean, like-new roof surface.

There were no complaints from hotel residents or staff, and the project was completed safely and on time. The property owner was especially appreciative that we secured all the proper commercial insurance and lift documentation ahead of the job, which gave them peace of mind on such a high-risk project.
